Decorating your home to live in and staging to sell are two entirely different things. Lived in homes are full of personal things that you as a homeowner have collected and are sentimental to you. A staged home is set to show off the house itself and its wonderful qualities. Buyers are interested in making their own life in the home and are often intimidated by your personal things as it makes them feel intrusive. 

Most homeowners are too emotionally attached to de-personalize and prepare their home properly for the selling process.  Buyers are interviewing your home and it needs to be “dressed” for the interview, which involves taking away some of the personal items of the current homeowners so that buyers can better picture themselves living there. Statistics show that 90% of buyers cannot visualize past what they can see with their eyes, so it is important to create a look that will attract that 90%. 

What exactly will you do to stage my home? 

We start the process of designing your home to sell by working with you to make an action plan that we will follow during the staging process.  Part of this plan will involve finding the best arrangement for your furnishings to maximize the size and flow of your rooms.  We then de-clutter, show you what needs to be packed up, and help you organize your home. After which we utilize your accessories and decorative items to set the stage in each room, while creating special “emotional connections” throughout your home as we go that will entice the buyers to want to live there. Lastly, we take beautiful digital photos that we give to you to use on the internet and in your marketing materials and flyers.    

How much is staging my home going to cost me? I don’t want to spend a lot of money to sell my home… 

The cost depends on the amount of staging that needs to be done, and the size of your home.  We have several staging packages to accommodate different budgets and client needs, along with a DIY (Do-It-Yourself) manual for people who would rather tackle the project themselves, but need a little professional guidance. Our staging designer will evaluate your home and discuss the staging options with you during your initial consultation. Statistics show that a properly staged home sells twice as fast and often for more money (up to 6%) than a non-staged home, so when you weigh the cost of staging versus your home sitting on the market for a long time or the financial loss from your first price reduction- staging your home will pay for itself. In actuality, not staging your home could cost you more money and a lot of stress!
